As far as selling the plans go, very quick to respond to emails regarding slight changes and attentive to details, as well as getting final product in my hands in a short amount of time.
Plans themselves are very detailed and help picture step by step how the build will go.

Are HVAC specs included in the plans? Also, is it possible to double the square footage, all else the same?

Yes, plans contain a basic installation schema- water, sewage, electricity.
Yes, we can modify the design accordingly. Please contact us via joshua.woodsman@gmail.com for further info.
Thank you

How high can this house be safely elevated? I’m looking to build a home near a river that occasionally floods the area around the house. It usually wouldn’t reach the house, but during very wet seasons it can get very high – so looking for a house that can be elevated 4-5 ft. above ground.

Hi Bryn,
It very depends on the technical solution of the foundations and supports.
Nothing is impossible, but you need to address a local structural engineer for help.

My wife and I absolutely LOVE your plans and business model and overall DIY attitude. We’ve got a couple plans in mind, but were wondering if it’s possible to build this house with only half a loft upstairs. Specifically, we were hoping to have more of an open space above the main living area, with high windows, etc… (Only need one bedroom space.) I’m assuming this might not be possible because you’d still need the joists connecting the outer walls? Keep up the good work!

Hello Steve,
we can modify this design according to your wish.
Could you please provide us with a simple sketch (via joshua.woodsman@gmail.com) so we can better understand your idea?
Thx
Joshua

My husband and I love this plan for the property we acquired in Montana, we’d like to build this first to have a place to live while we build a bigger house then use this as a place for my in-laws when they visit. My question is, can these be modified for high snow loads and what the current insulation is?

Support

Hello Jenn,
yes, we can modify this design for high snow loads, current insulation is cca 6″ thick.
Please contact us via joshua.woodsman@gmail.com for further info.

What would the modifications be to it, if it was for a slab foundation

Such adjustments would not be difficult at all. Please contact us via joshua.woodsman@gmail.com for further info. Thank you!

We live in a very high wind area and would like to use a concrete slab for our foundation. Are there provisions in these plans or would it require additional modification? Thank you

Hello,
Ginger plans contain concrete footings. Concrete slab would be an additional modification.
Best,

Josh,
So far this appears to be the plan I like the most. A couple questions:
1) I live in Fraser, Co. Winters easily get to -30°F during winter with snow measured in feet at times. Will this structure withstand those conditions?
2) It is hard to see, but is the foundation built upon screws?
3) Most likely I will build the structure by myself. Any tips or pointers to complete the shell in the first season? Our summers aren’t too long so I would like to at least complete the shell in one season and then come back to complete the interior the next season.
4) Do you feel this model would be a reasonable permanent residence once completed?
Thank you for your time and input.
Eric

how come Ginger is so cheap to build in comparison with the others???

Support

Building materials (especially interior surfaces) proposed in this design are basic. This cottage is rather like a vacation cabin, then all-season housing. What other houses do you compare this cottage with?

Hey Josh!
First off I want to say you have an incredible array of plans and this aswell as the modern tiny house alice really catch my eye. I am curious of the ceiling heights as I’m 6’4 tall and like having headroom. And do you know of any customer who lives in these houses permanently?
Cheers, Michael.

Hello Michael,
thank you so much for your appreciation.
Ginger small house loft height is 6´-8″, but with a sloping ceiling on the sides.
If you are interested in other details please contact me via email joshua.woodsman@gmail.com.

Hello,
Is that possible if I ask for customed design from this house plan design? Like I would like have 1 bedroom on the 1st floor and 1 bedroom on the loft for son.
Oh..and flip the fireplace to the right. Would it be possible to order a customed design? Thankyou.

Support
7 years 9 months ago

Hello Naomi, thank you for your interest! Yes, it is absolutely possible to order a custom design. The price is then understandably higher, because even seemingly small changes mean few days of work. So based on what you wrote, it would be around approximately 650 USD for the plans, but it really depends on the particular changes. The best thing to do is to email me at joshua.woodsman@pinuphouses.com with detailed description of what you have in mind and then I will be able to tell you the exact price for that.

I am considering a couple of plans and was wondering what the length of the wall in the kitchen area is. Just hoping the wall is long enough for the appliances / cabinets.

Hi Jacob, happy to hear you’re considering our plans!
The wall is 6′-4 1/8″ long (approximately 1,7 meters).

Hello, do you think that the necessary building material/tools and metrical sizes, etc. could be found in Italy where I live and would like to build one of these? Thank you

Yes, of course. I build this way in other European countries most of these structures!

Taking in consideration that it will be build by a person that I will use somebody that knows about construction. How strong or steady will be for wind. I’m not talking about hurricane or tornadoes. Just we have in Texas or Arizona or even Oregon some strong wind. Thank you.

If you want it more resistant to wind just amplify wall/ roof/ floor bracing

Hello!

Just curious what you would estimate the finishing cost to be after supplies? Is there a full capable bathroom?

Thanks

It depends on the quality of the final works and material. Yes, there is a full capable bathroom.

Foremost, really love the house plan… quick question (one which may very well be answered somewhere on the website, but I haven’t read)… Does the DIY cost include appliances, plumbing and electricity, etcetera? Or is it just the structure itself and everything else is extra? Thank you ahead of time for providing this information. Elizabeth

Hello Ellizabeth,
yes, the construction plans include simple drain/ water/ electricity drawings.

Hi Joshua,
I have the same question as Elizabeth. While systems like plumbing and electrical may be mapped out in your plans, what is included in the build cost of $9,450 cited on the product page? Does that amount only include the shell, or does it include stove, flooring, appliances, fixtures, interior doors, windows, etc.?

We really like the design but need a better understanding of budget. Also, do you possibly have photos or websites showing actual builds of this model?

-Brenda

Support

Hi Brenda,
the cited estimated cost includes the whole construction, including windows, doors, finishes, appliances, etc. The estimation is based on the size of floor area, however a proper pricing can be only done by the construction firm / carpenter / etc. taking into consideration local conditions and specific criteria, which I am not able to predict. The construction plans and documentation you can purchase from us provide guidelines to detailed pricing. In case you decide not to build anything according to them, you can let us know and we will refund you the money. As for photos, unfortunately we do not have any of this model built. You can try to look at our references section to see photos of different models built https://www.pinuphouses.es/references/.

Hey Josh,
Do you know any states that allows people to build tiny houses? Also is it possible to make the base of the house flat? I think the house would really pop with some flowers near the porch? I am interested in buying the plan and thats the only thing holding me back.
Thanks,
Ronnie

Hello,
of course, the base of the house can be flat. It´s just adaptable to sloping site.
