Will I be able to give these plans to a contractor, or are the just for diy build only? Will I be able to submit these plans to my state for permitting or will they need to be adjusted?
Yes, these plans are suitable for a contractor. It depends on your building authority; it’s different in every country.
Is it possible to build without the garden area and add on later?
Also would it be possible to have a walkout basement foundation and a staircase? Thank you!

We would like to build this on my sister’s property, I was wondering if it would be possible to build the Winter Garden part complete enough that we could “camp out” in that part while building the rest.. as she lives on the coast and the weather is only really steady and predictable for 2 months, then its all over the place, so being able to be dry and warm and have SOME comfort ON SITE during the build would be IDEAL

Yes, our plans include basic plans for electricity, water, and sewage.
How is the DIY building cost calculated? Does it include things like windows and doors?
We calculate DIY costs based on the average prices of usable areas. These prices vary for insulated and furnished houses or simple sheds.
How much insultation is included/possible in this design please?
depends on framing- we use 2×6 = 5 1/2″ of insulation
